What Is Aidat
When choosing a home to buy in Turkey, you need to pay attention to the amount of the monthly payment for utilities AIDAT (AIDAT), translated from Turkish means collection, fees. It is mandatory for all owners of apartments in an apartment building or villas that are located in the complex.
The amount of aidat is set at the general meeting of owners by voting and its amount varies depending on the availability of infrastructure in the complex. So in a Turkish house for 20-25 apartments without a pool, it can be 100 liras, in a residence with a pool 300 liras, and in a premium class complex 60-80 euro.
Most in Turkey have a well-developed internal infrastructure and a landscaped house adjoining area. It can be various recreation areas and playgrounds, gyms, outdoor and indoor swimming pools, saunas, hamams. In more modern and elite houses, even a cinema, billiards, basketball and volleyball courts, tennis courts can be located. All of these require proper care.
What is included in AIDAT:
– Concierge service (kapıcı)
– Maintenance staff salary
– Cleaning the premises of the building itself and the outdoor area
– Lighting of common areas and use of water for general purposes
– Pool maintenance
– Security of the complex and maintenance of security video system
– Maintenance of the elevator
– Garbage removal
– Maintenance of landscape design: care for trees, bushes, flower beds, lawn
– Minor repairs
The amount of aidat does not depend on the area (how many m2) of the apartment and the number of people living in it, it is a fixed amount from each apartment (villa).
AIDAT payment methods:
– in cash to the house manager
– via bank to a current account on the name of the management company indicating the
apartment number and payment period
After payment be sure to keep the payment receipt in order to avoid possible misunderstandings.
